The Village requires both commercial and residential permits for building within the Village limits.

BUILDING PERMIT PROCEDURES

When residents choose to do any home improvement to their home to include, additions, retaining walls, accessory structures, detached and or attached garages or carports, they must first submit a building permit application to the Village for zoning approval and then get an actual building permit through St. Louis County to be inspected during the process of the project.  If you have questions about the permit process, zoning matters or code compliance issues, please contact the Village Administrator at 636-225-7873.

 

The cost for each permit and the procedures to follow are listed on each application, but for further reference, please note the building permit procedures for both residential and commercial permits as follows:

 

Residential Projects-

1.      Complete Plan Review/Building Permit Application form.

 

2.      Submit two (2) copies of the completed form along with two (2) copies of site plan (showing dimensions of new construction and its distance from property line) to the Village office at 1190 Meramec Station Road, Suite 204, Twin Oaks, MO  63021.

 

3.      After the application has been processed and approved by the Village Administrator, a zoning letter of approval will be issued, which can then be taken to St. Louis County to apply for a St. Louis County building permit.

 

4.      Other permits that may need to be gotten through the Village regarding your project include a dumpster/temporary storage unit, excavation, occupancy inspection.

 

5.      All work and excavations in the public right-of-way shall be approved by the Village of Twin Oaks; St. Louis County; or the Missouri Department of Transportation.  The owner is responsible for obtaining these necessary permits and approvals.

 

6.      The owner is responsible for permits and inspections from other agencies as applicable; including, but not limited to: Metropolitan Sewer District (MSD); Laclede Gas; AmerenUE; Missouri American Water Company; AT&T.

 

7.      Questions concerning the Building, Electrical, Plumbing and Mechanical Codes should be directed to St. Louis County Public Works at 314-615-5184.


Commercial Projects
All Commercial development should be referred to our Fire Marshall at 636-225-4288.  Once he has given his approval to the plans, the Village Administrator will need to be contacted at 636-225-7873 for the proper paperwork/approval letter. Upon receiving this paperwork, all projects on commercial properties will be handled and inspected by St. Louis County at 41 S.
